This is a non-destructive procedure to determine the bond strength between a façade material (like concrete, masonry, or substrate) and an adhered element such as a tile or panel. We carefully pull the object to measure the maximum safe force it can withstand without detaching. This assesses its integrity and bonding performance, crucial for façade elements at height.

Non-destructive pull-out tests at height are essential for:

  • Ensuring the quality and safety of façade tiles and panels.
  • Verifying material performance and compliance with engineering specifications.
  • Identifying hidden defects or weakening bonds early to prevent serious issues and protect public safety.

We perform non-destructive pull-out tests on various façade materials and adhered objects, particularly on buildings over 20 metres in height. Our focus includes:

  • Tiles: Ceramic, porcelain, natural stone, etc., adhered to various substrates.
  • Panels: Stone, glass, cladding, composite, and lightweight concrete panels, adhered or mechanically fixed where bond strength is a concern.

The process involves:

  • Access & Preparation: Our skilled team safely accesses the façade (e.g., via ropes, gondolas, boom lifts). The test area is cleaned, and the specific tile/panel prepared.
  • Instrumentation: A specialized, lab-calibrated pull-out tester is securely attached using suction to measure applied force over time.
  • Execution (Supervised by PE Civil): A Professional Engineer (Civil) directly supervises the application of a controlled, gradual tensile force up to a predetermined safe limit. The test is non-destructive; if any movement is detected, the test is immediately halted due to the dangerous condition, often requiring immediate rectification.
  • Data Recording: The pull-out tester’s integrated system continuously records applied force and any minute displacement.

You will get a detailed report including:

  • The predetermined non-destructive pull-out force achieved for each tested element.
  • A safety pass/fail assessment for each tested façade element, determined by our Professional Engineer based on the results and safety criteria.

Non-destructive pull-out tests are typically required for a detailed assessment of façade bond strength or when its integrity is questioned. This is often mandated by BCA during Stage 2 of Periodic Façade Inspection (PFI) investigations, especially if widespread deterioration or complex issues are observed, necessitating diagnostic testing beyond visual inspections.

Yes, multiple non-destructive pull-out tests are typically required for a reliable and comprehensive assessment. This approach provides assurance that façade elements are securely fixed and not at risk of detachment, safeguarding public safety. BCA often mandates extensive multi-point testing during Stage 2 PFI, especially following incidents like façade element detachment, to provide safety certifications. We offer flexible packages for large-scale projects.

Preparation involves:

  • Ensuring clear and safe access to test areas (e.g., clear pathways for equipment, occupant notification).
  • Providing adequate ground-level space for our team and equipment.
  • Coordinating with our team for safety protocols and optimal testing conditions. Our experts can provide advice and assist with any special site preparation requirements.
